Some permits declare zero, usually on shell or phased work. Because of the January 2026 portal change this list is almost certainly shorter than reality. ## Three years of it, on one map Not just this year's pipeline. Every commercial permit since 2023, so you can see which corridors keep absorbing construction and which never do. - Under $1M declared value - $1M to $10M - Over $10M - The Scottsdale Road corridor 39% of mapped commercial permits fall within half a mile of Scottsdale Road, on whatever street the address is on, in a city 31 miles long. Only 223 carry an actual Scottsdale Road address, which is what the ranking below counts. The road pulls in far more construction than its own address list shows. Every dot is one permit, sized by declared construction value. 849 of the 1,193 commercial permits are plotted here. The rest carry addresses the federal geocoder couldn't place. Another 8 geocoded outside the city so we dropped them rather than put a permit somewhere it isn't.
