        Road, on whatever street the address is on, in a city 31 miles long. Only 223 carry
        an actual Scottsdale Road address, which is what the ranking below counts. The road
        pulls in far more construction than its own address list shows.

 plotted here. The rest carry addresses the federal geocoder couldn't place. Another
 8 geocoded outside the city so we dropped them rather than put a permit
 somewhere it isn't. [How we count](/about).

## The five things worth knowing

1. Two completely different leaderboards The busiest builder in Scottsdale isn't close to the biggest. Maris Construction of Arizona pulled 103 permits worth $34.2M. Layton Construction pulled 6 worth $280.4M.
2. It's a long tail with a very short head 511 firms pulled permits. 339 of them (66%) pulled exactly one. The top ten took 24% of the permits but 62% of the money.
3. One corridor dominates 223 business permits on the Scottsdale Road corridor alone, worth $522.6M. That's 3.4x the next busiest corridor in the city.
4. Storefront buildouts are their own trade A small group of specialists does almost all the restaurant, gym, clinic and salon buildouts in the city. If you're opening a space, that's the list you want.
5. Permitted value nearly doubled between the last two full years 389 permits worth $716.3M in 2024, then 582 worth $1.15B in 2025.

One caveat we'd rather state than bury

Scottsdale moved to a new permitting portal in January 2026 and the current year reads far
    too low against the three before it. We believe most 2026 permits aren't flowing into the
    public report yet, so treat 2026 as incomplete rather than as a slowdown. We're working on
    the gap.
